Project Overview

Pagosa Peak Open School is seeking bids from licensed and bonded General Contractors to oversee a minor interior remodel of our middle school wing. The primary goal is to replace existing temporary curtain partitions with permanent, non-weight-bearing walls to create dedicated classroom environments.

Scope of Work

The selected General Contractor will be responsible for the management of this project, including:

Framing & Drywall: Construction of non-structural interior walls as per provided floor plans.
Electrical: Coordination and oversight of electrical subcontractors to install outlets, switches, and lighting adjustments within new walls.
Fire Suppression: Direct coordination with Cooper Fire to ensure the existing sprinkler system is adjusted and certified according to the new layout.
Finishing: Taping, mudding, texture, and painting to match existing school aesthetics.

Exclusions: No structural, mechanical (HVAC), or plumbing work is required for

this project.

Management Responsibilities

The GC will act as the primary point of contact and project lead. Responsibilities include:

Subcontractor Oversight: Sourcing (if not already selected), scheduling, and supervising all trades.
Financial Administration: Reviewing and signing off on all subcontractor invoices prior to submission to the school for payment.
Permitting & Compliance: Ensuring all work meets local building codes and fire safety regulations.
Timeline Adherence: Maintaining a rigorous schedule to ensure a hard completion date of August 8, 2026.

Submission Requirements: Interested contractors should submit a proposal including:

Company Profile: Proof of licensure, insurance and bonding ability.
Experience: Brief summary or resume listing similar projects.
Proposed Timeline: A high-level schedule showing how the deadline will be met.
Cost Proposal: A comprehensive bid including management fees and estimated subcontractor costs (or a fixed-price bid).

Evaluation Criteria

Proposals will be evaluated based on the contractor’s ability to meet the summer deadline, their experience,, and their overall project management approach.

Bid Submission Date: May 15, 2026 by noon

Project Award Date: May 18, 2026

Final Completion Date: August 8, 2026

Bids must be submitted in a sealed envelope clearly marked ‘Middle School Remodel Bid’ and delivered to the Pagosa Peak Open School School Front Office no later than May 15 at 12:00 p.m., and bids will be opened and read aloud at Pagosa Peak Open School in the Conference Room at 12 p.m. the same day.
